  • Any openings for conveyors, goods lifts, services or equipment need permanent or controlled protection.
  • Access routes should remain clear, adequately lit and suitable for evacuation.

Where the floor will be used by employees or visitors with different mobility needs, access and circulation should be considered at the planning stage. The appropriate provisions depend on the use of the premises, the people expected to use the floor and the practical constraints of the building.

Fire safety and means of escape

A new level can increase the number of occupants, alter travel distances and affect smoke movement within the building. It may also change the fire strategy for the whole premises. The design therefore needs to address fire resistance, compartmentation, alarms, emergency lighting, escape routes, stair protection and the fire performance of structural elements and finishes.

Important considerations include:

  • the maximum number of people expected on the floor;
  • the use of the floor and the type and quantity of materials present;
  • the number, position and capacity of escape routes;
  • travel distances and whether routes remain available during an emergency;
  • whether stairs require protection from fire and smoke;
  • the fire resistance of the supporting structure and any enclosure;
  • the position of fire doors, alarms, extinguishers and emergency lighting; and

An asbestos survey may also be required before intrusive work begins, particularly in older buildings.

The final handover should include approved drawings, structural calculations, loading information, inspection records, fire-safety details, maintenance instructions and any certificates required by the building control body or other approving authority. Retaining this information helps the operator manage later alterations safely and demonstrate that the installation has been properly considered.

In practical terms, the safest process is to establish the intended use and loading first, commission a suitable structural and fire-safety design, confirm planning and landlord requirements, submit the necessary building control information, and coordinate installation and inspection through competent professionals. Do not begin fabrication or site work on the assumption that approval will be automatic: changes made after construction starts can be costly and may require remedial work before the floor can be used.
